What is a gas appliance?
All appliances which use gas to operate are considered gas appliances. This includes gas boilers, gas hobs, gas cookers, gas fires, gas heaters, etc.
Who can diagnose and repair gas appliances?
Gas appliances must only be diagnosed, serviced and repaired by a Gas Safe Registered engineer.
Only a Gas Safe Registered engineer will issue a valid Gas Service Checklist for a boiler service which will be accepted by the manufacturer in case of warranty covered breakdown.

What is a gas-related issue and how to identify it?
Every issue related to the gas supply or the functionality of any gas appliances is considered a gas-related issue. Gas-related issues can be identified by any of the below:
• Smell of gas
• High gas utility bills
• Gas appliances taking too long or failing to ignite
• Boilers displaying Error codes
• System pressure loss
• Heating and/or hot water supply loss
• Strange noises from the appliance
• An appliance is burning with a lazy yellow flame instead of a crisp blue flame
• Increased condensation in the room
If you notice any of the above signs you should arrange for a Gas Safe registered engineer to service your appliance as soon as possible.
What is boiler servicing and what should I expect on the day of the service?
As specified by the Gas Safe Register, a boiler service includes all of the checks and tests needed to ensure the appliance is safe to operate, and any other specific checks, for inspection and/or cleaning of the appliance as specified and detailed in the appliance manufacturer’s instructions.
A boiler service includes:
• Inspection of your boiler and controls to make sure they are operating safely, including checks for corrosion and leaks
• The boiler will be checked to ensure it is physically stable, securely fitted and properly connected to the gas pipework
• Checking if there is an adequate and permanent air supply suitable for the boiler installed
• Checking the condition of the boiler including the effectiveness of any seals, gaskets, the cleanliness of burners, heat exchangers, etc. and checking for any signs of heat or other distress
• Removing the boiler casing to check the functioning of its main components
• Checking CO2 and CO levels with a combustion analyser
• Checking the expansion vessel and pressure release valve
• Performing a gas pressure check to ensure the boiler is operating at the correct gas pressure
• Performing a flue test to ensure that no unsafe emissions are being released from the boiler
• Cleaning of the boiler’s parts as required
• Putting back and sealing properly the boiler’s casing
• Producing an electronic checklist including all of the relevant information needed about the safety of your boiler which will be emailed over after the completion of the check
In preparation for the boiler service, the person providing access should make sure:
• that the boiler is accessible and free from any obstructions
• if pay-as-you-go gas and electrical meters are present, they must have enough credit so that tests can be carried out
Does boiler servicing substitute a gas safety inspection (also known as CP12)?
No. A boiler service is NOT the equivalent of a gas safety check, although services may form part of gas safety checks. Boiler servicing is also a more comprehensive way of determining the safety of the appliance.
How often should boilers be serviced?
A boiler service should be carried out at least once a year to ensure boiler is operating properly and is safe to use. Poorly maintained or faulty boilers present a serious health risk to occupants, because they can cause fatal carbon monoxide poisoning.
For new appliances, annual boiler service is one of the conditions that have to be strictly followed in order to the warranty to be applicable. If a new appliance has not been regularly serviced boiler warranty will be voided.
Due to hard water area in London, boilers often suffer from blockages and deposits of lime scale to the internal boiler components. This may cause connections to be damaged and leak within the boiler casing which can cause damage to any electronic and electrically controlled components of the boiler leading to more serious malfunction.
The other “enemy” of boilers is the rust and sludge build up within the heating system. When the system is clogged and the water content of the heating system very dirty and thick, the boiler pump will struggle and eventually become faulty which will result in heating and hot water loss.
